📸 Lincoln NE Area Market Snapshot

Pretty typical spring market is in full swing! More properties on the market, more going under contract, more sold! The median price did go down quite a bit but I personally noticed quite a few rental portfolios going on the market, many of the homes being sub $300k thus drawing down the median sales price. Not something that the whole market is going way down on price - hence looking at the average list to sale ratio which went up from the previous month.
Interest rates are still not ideal and fluctuating day by day but people are becoming more accepting of them and we aren't seeing as much of a fuss about them. We have to remember we were lucky to every had a chance at a 2% interest rate and that is not the norm!

📝 A Note from Your Favorite Realtor
April is over which as I heard someone else say, "Rainy season is done". That made me laugh a little bit because my mind automatically compared our "rainy" season to somewhere like Oregon, and we all know our rainy season is a joke compared to that. It did get me thinking we haven't had too much for storms (which is good news if you read my update about ACV on roofs) but it brought back some core memories for me too that I have yet to create for my kids.
That core memory being whip out the folding chairs in the garage, parents grab a beverage of choice, and watch the oncoming storms. My parents would have their Busch Lite or O'douls (depending on the year) with the neighbors and all of us kids would join in on the cloud watching festivities. Us kids would be running in and out of the house finding flashlights and packing a bag like it was the end of the world. Then we would go run through the rain and tell ourselves we are just fine because Lincoln never actually gets tornados because we are in a "bowl". If it was happening on a weekend we would even get wild as kids and crack open an IBC Rootbeer and pretend we were getting tipsy with the adults.
If you are from Nebraska you probably have a pretty similar story to that because we just really don't understand the concept of safety when there is a chance to see the action from the front row. Also we have an inherent distrust of weather people because they are so often wrong.
Anyway now that i'm back from memory lane I'll get to the point!
1. I want a few more non-destructive storms this year and
2. I want to make more core memories for my kiddos.
This month we did a few things that I think will be core memories while the kiddos grow up. Whether it is attending church for Easter, egg hunts, picnics in the park (even if they end in a disastrous tantrum), the now becoming annual turkey hunting trip and camping at Humboldt Lake park, or touch a truck events, we are trying our best to give the kids things to look back on and remember fondly.
That pretty much sums up our whole month on the life side of things. On the business side of things we are doing the behind the scenes work of getting listings ready for market, showing houses, and reaching out to our sphere. The month of April had no closings but we are gearing up for a busier summer season. Once a few dominos fall into place it will get busier!

Also be sure to check your local library for their summer reading programs! Ours is starting soon and they are doing free Salt Dogs Tickets and Pool Passes again this year.

We used to do it with Mint.com but they were bought by Monarch Money. We stopped tracking for a few years and just recently started again because we are trying our best to become finanically independent and "retire" early aka FIRE. One of the first tips when trying to achieve that is track your spending!
So we have finally started again and have inconviently found out exactly what we already knew... We spend a lot of money on groceries!
Costco is a staple weekly stop in our household and it is showing in our pocketbook. Thus we wanted to try to find a way to control our spending a bit. One way to do that is meal plan.
We used to do Dinnerly which is a meal subscription that you cook. However Eliezer wasn't a big fan of it, not because it wasn't good or there wasn't variety but I don't think it itched his need to be creative in the kitchen. Thus I was always the one cooking them and that just isn't working in this season of life.
Doing some research we came across the Mealime App so we are excited to try it out. It kind of reminds me of a meal kit but you do the shopping (so hopefully a lot less waste - meal kits have tons of plastic for each item). The cool part of the app is you can send it to Walmart for pick up or Amazon Fresh for delivery if that is what you prefer. Also you can store recipes you find online too (which we have tons of recipes shared between Eliezer and I on Facebook messenger).
It's a money saving tip because if you shop just the list (that is generated for you) you avoid buying extra things and spending extra money! BONUS They also have budget friendly recipes.

🔦 Local Spotlight
We would like to highlight where Ezrael goes to swim lessons! Mostly because his cute little self is on some of the marketing they have on the door.
We have been really happy with his progress during swim lessons and he is definitely more confident in the water! He is able to float by himself for a little bit, is mastering holding his breath, and working on his upper body strength getting out of the pool.
