The spring quickly becoming summer market is definitely keeping things moving! Homes that are well-prepared and priced right are still getting plenty of attention, while buyers are finally starting to see a few more choices pop up. It's creating a healthier balance than we've seen over the last few years.
For Buyers: If you've been waiting because everything felt too competitive, this could be a great time to jump back in! You may have a little more room to breathe, but the best homes still don't sit around for long.
For Sellers: You're still in a strong position! Buyers are actively looking but they're becoming a bit more selective. Making a great first impression and pricing right are essential to have the best sale outcomes.

The best part is they mentioned they are tuning into the weekly videos and it has helped them along the way 😍If you have ever done any kind of education whether that is traditional teaching or even just helping someone learn something new it is so rewarding when you find out they are actually using what you are teaching!
Sometimes I wonder if the work i'm putting in is pointless. Little messages like these keep me going and hoping i'm making more of an impact than I can see!

📝 A Note from Your Favorite Realtor
This monthly newsletter is such an outlet for me and helps me reflect on what was going on in the past month. It is crazy how quickly life moves and how fast we move past the important moments so I am so grateful for this outlet to help me review my calendar and photos and relive the little memories!
I hope this newsletter gives you a chance to do the same and if you need someone to share your little life moments with please know I am a listening ear!!!
Let's dive into the June recap!
We started off the month with our friends trying out the Kids Bowl Free Program! It was a hoot and Ezrael's feet were too small for shoes so he had to go in socks. My Mom brain was on edge thinking about the slipping hazard or dropping a ball on little toes. Luckily it worked out just fine but I was definitely practicing my breath holds 😂
The kids "helped" with a couple listings that went live, they lighten up an open house and Ezrael made a new friend. They also require some additional attention so my business purposes for the open house weren't super effective but we sold the house from the open house (for a second time)!
Eliezer and I took a little alone time together to do the romantic activity of running a 10k... I was not prepared! I was definitely in my head about it and disappointed in my performance but I have to remember to give myself grace, I was only 4 months postpartum. Can't help it though I have high expectations of myself and did not live up to them.
We got to do an outdoor movie at the Lincoln Airport with Ezrael's new favorite movie lately, Cars. I have to admit I was a little heart broken that his first choice of movie is not Planes anymore. For a movie I have seen non-stop for months I didn't think it would bother me to see something different but it sure hit the feels realizing that Ezrael is growing and changing and this is going to continue for probably the rest of his life! Also if you get to attend the outdoor movies at LNK Airport in the future bring extra bug spray and make sure you have a comfy set up to view the movie.
I'm realizing we have had a busy summer of activities because next on the June recap was our visit to Memorial Stadium to watch arguably the most entertaining sport in history, Banana Ball! I see why their tickets sell out all the time and why they sold out our stadium. The Firefighters were easy to look at, I've never seen so many trick shots (didn't even realize that was a possibility) and told Ezrael if he wanted to pursue baseball to pursue Banana Ball! They put on a hell of a show and do great things to support foster and adoption. If you get the chance, go!!!
Other than those big activities our month was filled with family, friends and the library. We have learned about dinosaurs and enjoyed an interactive presentation from Chomp, Stomp, Roar. Writing about it so I can refer back for future kids parties! We hung out with Grandpa & Grandma breaking in the pool (well Ezrael schmoozed Grandpa in - right after it was filled 🥶) We enjoyed Uncle Oz's last day bartending. Met up with my Mom's Rezabek side of the family (not pictured because I forgot). Evany has been super interested in food and got to try a variety of fruits, favorite among her and Ezrael right now is cold cantaloupe.
One last thing I want to touch on was we hosted our first official dinner party! We hosted my brother-in-law Oz and his wife Hannah and our new neighbors next door. I would call it a success with a few kinks to work through. The menu consisted of mediterranean faire: Stuffed skirt steak, loaded hummus, strawberry caprese salad and finished with trompe-l'œil (bought not made check out the Instagram that inspired me to try them - look out for a future local feature too because of course I forgot my own photos). I of course did not take photos of any of the finished products but Oz did get this!
July is expected to be busy in life and work so I'm sure it will fly by very quickly and will feel like I just sent one of these! We have family camping plans with the Fernandez side of the family for 4th of July. Eliezer has his brother's bach party. Hopefully we can fit a pool day or two in there too! July 4th has always felt like the end of summer is so near because it isn't long and school is starting again and then all the holidays pile on quick! As they always say the days go slow but the years go fast - totally feeling that sentiment.

For my Birthday I got a massage and I wanted to pass along the info to you too!
Danielle with D'Leflora Massage gave me a fantastic massage and I wanted to make sure you learned about her too!
I actually saw her running a special posted on a local Networking page and well divine intervention - it was around my birthday and I wanted a massage. Not only was it a fantastic special (check out the current one she is running for July too - see below), it was a fantastic experience!
She was super nice, had a cozy set up and used just the right pressure on my body that is a little contorted from nursing all the time.
Anyway I'll quit Gatekeeping, here is her flyer with contact info and website to book - Also if your boss needs a great employee appreciation event she does in office chair massages so be sure to pass that along to HR!

Are you ready to Celebrate the 4th of July?!
Looking for something fun to do this Independence Day weekend? Here are a few local favorites:
🎆 Uncle Sam Jam – Lincoln (Friday, July 3)
Lincoln's biggest Independence Day celebration is at Haymarket Park with live music, family activities, food vendors, and a spectacular fireworks show to end the night. Best of all—it's free! Fireworks begin around 10:00 p.m.
Need a way to cool off? All Lincoln city pools are offering free admission from 1:00–4:00 p.m. on the Fourth of July as part of the America 250 celebration.
🎇 Worth the Drive: Big Bang Boom – Norfolk (July 3–4)
If you're up for a road trip, Norfolk's 50th Anniversary Big Bang Boom is expected to be bigger than ever! Enjoy two days of live music, food vendors, family activities, and one of the largest fireworks displays in Nebraska at Skyview Lake. It's a great excuse for a summer day trip and if you are going let me know - we will be there!!!

🐶Gizmo's World
If you have a hairy dog you need to know about this!
Everyone please say hello to Gizmo - who could be the cutest weiner dog in the world (please note I am totally biased)!
Well here's the thing about Gizmo - he is a "wavy" haired dog that can find a way to get anything in his fur...
(Back story we thought he was going to be short-haired but when we got him the breeder said he was "wavy" haired - tried Googling that to no avail. Anyway what that really means is he is fluffy, not long haired but not short haired, when it's wet it really is wavy like crimped almost!!!).
Well getting him groomed was expensive, i'm talking at least $70 a time (partially because i'm a sucker for a doggy bandana and dog toy). That just wasn't vibing with my frugal self so I started looking into solutions.
Tada I found this neato machine:
It's a vacuum shaver! So as I shave Gizmo it sucks up all the hair leaving it mess free.
I have only used it once so I haven't quite hit break even but I plan to use it again very soon - preferably before we go 4th of July camping!
It took a little bit of getting used to but not nearly as much as I expected. It shaved him down nicely and though it wasn't perfectly professional it did the dang thing! I still think Gizmo looked quite handsome 😊

You may have heard some rumblings about a Big Bill being passed regarding homeownership and affordability!
Here are some details:
Bill Name: 21st Century ROAD to Housing Act (H.R. 6644):
Major Highlights
🏠 Restricts Large Institutional Investors
For the first time at the federal level, companies that own 350+ single-family homes are generally prohibited from purchasing additional existing single-family homes, with certain exceptions (such as some build-to-rent developments). The goal is to reduce competition between Wall Street firms and everyday homebuyers.
🏗️ Encourages More Housing Construction
Reduces federal red tape and streamlines permitting to make it easier and faster to build new housing, helping address the nationwide housing shortage.
🏘️ Modernizes Affordable Housing Programs
Updates several federal housing programs, including the HOME Investment Partnerships Program, giving states and local communities more flexibility to create affordable housing and support homeownership.
🏦 Expands Access to Financing
Includes changes intended to improve mortgage availability, encourage lending by community banks, and increase investment in affordable housing development.
🏠 Supports Manufactured Housing
Removes some outdated barriers to manufactured housing and financing, recognizing it as an important source of affordable homeownership.
🛠️ Supports Community Development
Creates and updates grant and planning programs to help communities improve housing, revitalize neighborhoods, and address affordability challenges.
What It Means for Nebraskans
✅ Homebuyers: May see less competition from large Wall Street investors and, over time, an increase in housing supply.
✅ Homeowners: More housing construction could help stabilize the market while still supporting healthy appreciation.
✅ Small Landlords & Local Investors: The investor restrictions are aimed at large institutional investors, not individuals or small local investment companies. Most Nebraska investors won't be directly affected by this provision.
From my understanding it was a huge bipartisan win and passed with support from both sides which seems kind of unreal in our political environment. I believe we are just waiting on the President to sign it.
None the less it is an exciting bill for people wanting to become homeowners I'm excited to see what this brings about locally for us! I'll be sure to update you if I learn of new programs or more accessibility to current ones!!!
🍪 Recipe
We made this for a little house warming dinner we were invited to for our past clients and it felt fitting for the 4th of July season! As you know in our household we are picky about what we eat so we made a healthier version:
🍓 Healthy Fruit Pizza
Ingredients
Date & Nut Crust
6 Medjool dates, pitted and soaked in warm water for 10 minutes
½ cup cashews
½ cup walnuts
Creamy Maple Yogurt Frosting
4 oz cream cheese, softened
¾ cup plain Greek yogurt
2–3 tablespoons pure maple syrup (adjust to taste)
1 teaspoon vanilla extract
Pinch of salt
Fresh Fruit Toppings
Use about 3–4 cups of your favorite fruit:
Strawberries
Blueberries
Raspberries
Blackberries
Kiwi
Mandarin oranges
Grapes
Peaches
Mango
Instructions:
Step 1: Make the Crust
-Drain the soaked dates and place them in a food processor with the cashews and walnuts.
-Process until the mixture sticks together and resembles a coarse dough.
-Press the mixture firmly into a pie plate or tart pan. Since the dates are naturally sticky, it helps to sprinkle a few extra ground nuts over the mixture or onto your hands or spoon while pressing it into the pan.
Optional: Bake at 350°F for 10–15 minutes, or just until the crust firms up slightly. This gives it a little more structure, but you can also leave it unbaked if you prefer a softer, no-bake crust.
Allow the crust to cool completely before adding the frosting.
Step 2: Make the Frosting
-Beat the softened cream cheese until smooth.
-Add the Greek yogurt, maple syrup, vanilla, and a pinch of salt. Mix until light and creamy.
-Taste and add a little more maple syrup if you'd like a sweeter frosting.
Step 3: Assemble
-Spread the frosting evenly over the cooled crust.
-Top with fresh fruit in any design you'd like. For the Fourth of July, try arranging strawberries and blueberries into a flag pattern!
-Chill for 30 minutes before slicing and serving.
Tips
Feel free to substitute the walnuts or cashews with almonds, pecans, pistachios, or another favorite nut.
Pat fruit dry before placing it on the frosting to keep everything fresh.
This recipe is best assembled the day you plan to serve it.
Store leftovers covered in the refrigerator for up to 3 days.

This fruit pizza is naturally sweetened with dates and maple syrup, has extra protein from Greek yogurt, and is loaded with fresh fruit. It's one of those desserts that feels indulgent while still being made with simple, wholesome ingredients everyone can feel good about enjoying.

🎯 Goal Tracking
Accountability 101 - Goal tracking update.
Every time I look at my goal tracker I get a little disheartened but I have noticed things really picking up so i'm not beating myself up about it. To be honest I wasn't sure if anything was actually going to get added this month, I was expecting it all to account for July.
To the luck of my sellers (and a small credit to my skill and guidance, big credit to their preparation) we had a quick and easy no inspection, cash closing! Which was a huge help to their purchase out of state (that I was able to refer them to their agent there). That was a lot of words to say we had a quick and easy closing that happened all in 3 quick weeks!
I think July will be looking a little more filled as we have a few buyers under contract, a listing that sold today but this is supposed to be the June newsletter so I can't count it yet, plus another listing in the pipeline. The best part is most of these clients are referrals or people in our sphere (my favorite kind)!
