📸 Lincoln NE Area Market Snapshot

This month we are seeing the buyer's negotiating power come through with our average list to sale ratio going down. We had fewer new listings but have more on the market which has led to a longer days on market. None of the numbers were that crazy different from last month so just a gradual change.
We did notice some interest rates go down a touch from their highs this year so I have personally seen an uptick in buyers but not an astounding amount by any means. Most agents I talk to have come to the consensus that buyers are being extra picky with what they are willing to pay and buy. If they aren't in a tough situation where they need to move they will take their time and do not feel rushed at all to buy.

📝 A Note from Your Favorite Realtor
Welcome back to another edition of what is going on in our lives! Hope you have enjoyed the past updates.
This month was a very busy month as we expected! Ezrael celebrated his 2nd Birthday with lots of balls, friends, family and a few school friends too. The day after his party he started showing bumps on his hands, feet and bum and low and behold we finally caught the Hand, Foot and Mouth Disease that was going around school like wild fire! Little man handled it like a champion and was back to his normal self by the time our vacation arrived.
There is this theory in real estate that if you go on vacation you get busy with business. This vacation that theory really held true. Leading up to and during vacation I was prepping for 3 new listings, tying up a closing, working through the final steps of our spanish speaking buyers, negotiating a contract for a seller, planning showings for a commercial lease client, and speaking with a handful of buyers possibly interested in moving up to something else.
Luckily our trip was an easy going one with a rough idea of what we wanted to accomplish but no real agenda that needed sticking to. It was really quite a relaxing getaway with our family and a great time. I think I ate enough Lobster to last me a few years too! Would highly recommend a fall trip to take down the coast of Maine. The trees were just starting to change and the weather was great. We were really excited for Salem, Massachusetts but once we were there we weren't all that impressed. It seemed a little overly commercialized. We did enjoy on the drive down though listening to one of our favorite road trip podcasts Morbid they had done an episode on the witch trials in Salem. It gave really good back stories and the information was reiterated when we did the Salem witch museum.
Anyway once we got back from our trip we had a busy week getting listing photos/prep done for a great listing (see details later), closed with our Spanish speaking buyers and were invited to an awesome Quinceanera for their granddaughter at their new house! The Cuban food was delicious and I was brushing up on some Spanish and how to play Dominos. Ezrael made a little friend and has since been obsessed with playing with balloons! Plus we sent off our good friend and past client, Jaycob, he is headed to Alaska to be a PA out there for 3 years. We enjoyed a little going away party and finished with a day before he leaves show at the Orpheum in Omaha.
It has been a great month for life and business. We are excited for our favorite time of year; fall, Halloween and Football/Volleyball season! Stay tuned for October to see what it brings for the Fernandez Family - In the meantime enjoy some photos from this month!
Can't wait to see everyones Halloween costumes this year! We haven't got ours figured out yet so grand ideas are welcome!

Shane's Lawn Services - Cheap Yard Aerating
Every year we like to aerate our yard for the fall. We have been using this same gentleman since we moved in back in 2022. Best part is his prices haven't gone up!
It only cost us $35 each time!
I believe that is his flat rate price. He makes it really easy! You just mark where your sprinklers are if you have them. You work together to schedule a day (we haven't been home most times). Then we coordinate where his money will be (we normally hide an envelope of cash for him). He does the work and you come home to an aerated yard!

💰 Money Saving Tip
This is a tip that I have been using for awhile now and i'm sure i've saved a lot of money by not buying new books, subscribing to Audible/Spotify/etc. I know I have not fully delved into all the resources available but here is the money tip this month!
Use your local library! Your library likely has MANY free resources available and they aren't just for kids like I thought it was for a very long time.
Check these out and see if you can cancel any of your subscriptions or quit buying things you don't need and borrow them from the library.

For awhile there Eliezer and I would meet everyday at the library to have lunch. It was a great way for us to see each other without having to pay to go to a different restaurant each day. I still often will go to the library to work, whether that is in a private study room or just at the kids tables while Ezrael plays with the many toys available. It saves me a good amount of money by not hitting up a coffee shop, buying a coffee and a snack every time.
I also use all of my Hoopla credits each month whether that is downloading audio books or streaming shows. Would love to use the library for a game night, I know you can check out games while you are there but I bet they have a spot to check them out for home too - i'll have to do some digging into this. I could save a lot of money and storage space on puzzles if that is the case!
Want to learn how to play ukelele or guitar?! Our Lincoln library even has those available for check out which I thought was pretty neat.

Cozy Hungarian Mushroom Soup
It is soup season! We made this the other day and it really hit the spot.
For some reason the original post isn't showing the instructions so here was the ingredient list but this blog has a good description of the instructions.
Please share your favorite soup recipes! I've been craving soup a lot this pregancy and would love any suggestions!
🐶 Gizmo's World
Gizmo the family weiner dog has a great product to share - okay really we do it has just worked pretty well for him!
You might be familiar with Dachshunds aka weiner dogs, or you might not be... Well let me tell you a little about ours - he likes to bark.
We naively had purchased a bark collar awhile back that was the shocking kind. Well it was bordering on the line of abuse (or at least it sounded like it the one time we used it). In theory it would shock him if he barked, then if he barked again it would go higher on the shock scale, it would continue this until he stopped. Well theory and life don't always work...
We were walking by another dog (his favorite time to bark) he barked and it scared him so he barked again. He continued to bark, then switched to howling, then switched to screeching. We were trying to get the damn thing off and he was just jumping around screeching out of pain and it was a terrible situation and I hope to never have to see a dog go through that again - I felt HORRIBLE.
We obviously got rid of that collar right away. We switched to one with a remote that we could control with beeps, buzzes and the rarely ever used shock. That was better because we were in control but the problem was you always had to have the clicker on you.
Since then we have come across a new collar that we can leave on him but it only beeps and/or buzzes. It has been great! It gives him a little buzz that kicks him out of his instinct and is like oh i'm not supposed to do that. So we thought we would share the love with you in case you needed something like that for your dog!
A nice lady at the Crete dog park shared this with me and we have been very happy with it! Share it with your dog friends too.

🎯 Goal Tracking
Accountability 101 - Goal tracking update.

Moves are being made! One closing this last month was a referral from our close friends, Becca & Matt. They have referred us in the past and continue to do so which is so greatly appreciated! This time it was Becca's coworker Andrew & his fiancé Jacob that were the awesome home buyers. Not only were they easy to work with we were able to find them a lovely house that they get to make a home together! Of course I did not get a photo with them 🤦🏻♀️
Another closing was one of our Spanish speaking clients which I mentioned earlier in my note. I did grab some photos with them (of the closing and the Quinceanera)! We are so excited that they get to make the American Dream a reality and look forward to staying in touch with them. They have already referred us to some other friends also looking too!

Referrals are my absolute favorite type of business and where I make my living.
