📸 Lincoln NE Area Market Snapshot
The Lincoln market is still moving pretty quickly and leaning slightly in favor of sellers, but buyers are still getting a little more breathing room than they had before. The the house is priced well they are still selling fast! Overall demand is staying strong as we head into spring, though higher interest rates are keeping some people on the sidelines. Inventory is still on the lower side, so there aren’t a ton of options. That keeps things competitive but not quite as intense as it has been in past years.
For buyers, this means you don’t have to panic, but you do need to be prepared and ready to move when the right one pops up!
For sellers, you’re still in a great spot, but pricing matters more than ever. The homes that are dialed in are selling quickly, while anything overpriced is starting to sit.
Overall, it’s a pretty balanced market where strategy on both sides really makes the difference.

📝 A Note from Your Favorite Realtor
Welcome back to March's rendition of what is going on at the Fernandez Household!
This month has flown by! It's hard to believe the first quarter of the year is already over. Our month got busy with work and life. We had a quick closing on a transaction that ended up being far more time consuming than we expected but got it done on time!!! On top of that we had lots of different consultations and showings for buyers and sellers. We have noticed the market picking up and look forward to an exciting year.
On the life side of things our kiddos have kept us busy! Ezrael started his second season of swim lessons and we found soccer for two year olds - be sure to check out Ezrael's exclusive for more details. Evany has kept us busy with visitors wanting to meet her. She has been a champ on appointments and is a really easy to get along with baby!
I've had to prove that Evany actually looks more like me than Eliezer and it typically requires breaking out the baby photos to get people to understand.
I mean come on that is my baby and she totally looks like me but she got blessed with Eliezer's complexion (thank goodness I love my brown babies)!
We have been blessed with lots of visitors, time out of the house (like when we met Ezrael's favorite - Daniel Tiger), and yummy food including greens our of our Gardyn. We are in the works of planning for a busy camping season! Our first trip out will be down to the Humboldt NE area for Turkey Hunting. Hoping we can take Ezrael out for the first time but he is going to need to practice being quiet or we are doomed 😂

Did you know it's hard to find sports activities for age 2? Well it is!
Most organized sports don't start until age 4 and if you are lucky you might be able to find something for 3 year olds.
Well we were watching Kicking & Screaming with Will Ferrell and got inspired to look for other soccer options and we found one, Soccer Stars! Best part they have them all over the US so if you aren't local check your area too.
Ezrael loves soccer practice! They do lots of running, kicking and screaming. It's a hoot to watch.

I haven't had a chance to check it out yet personally but I believe they have up to a 4 week rental period with a variety of tools. They are looking for volunteers, & extra tools so if you want to contribute check out this link.

Accountability 101 - Goal tracking update.
We are going to need to pick up our pace if we plan to achieve 30 transactions this year, which means we need your help!
If you know anyone thinking of buying or selling, anywhere, send them our way! If we can't personally help them we will matchmake them with someone who can.
With that out of the way I think we need to celebrate our most recent closing as it was for sure the most fun final walkthrough we have had - according to Ezrael! He and the homeowner (Matt) were testing out all of the backyard equipment.
